Late 19th Century farmhouse . Ground floor - kitchen, living room (woodburner available October-April)double bedroom and shower room. Upstairs - double, cot, single bedroom and bathroom. The 2nd upstairs double bedroom is available at request to accommodate more than 5 guests. N.B ALL BEDROOMS NOT REQUIRED WILL BE SECURED DUE TO THE CURRENT SITUATION. The farmhouse is in an elevated position and children would need supervision as there are unfenced areas with high drops to the rear and sides.

Tila
Ffyllon Fawr is a south facing farmhouse built in approx 1860 and has been sympathetically renovated and modernised. The front of the property and parking area has recently been resurfaced. The farmhouse is in an elevated position and overlooks the farmyard (the next phase is updating the farmyard), where the old stone cowsheds have been converted into two small cottages. To one side is a level patio area with a picnic table and bench (and a rotary clothes line) leading onto a sloping lawned area. Children would need close supervision as there are unfenced areas with high drops. There is ample parking space.
At present the land is grazed by sheep and wildlife is also in abundance, badgers, rabbits, foxes, wild birds to include red kites, buzzards, ducks and wild geese (which can be quite noisy when they fly past!). Pets are not allowed.

Guests have access to the living room with wood burner (during the winter months October to April inclusive), farmhouse kitchen, shower room and double bedroom on the ground floor. There are two double bedrooms, a small bedroom with a cot and an additional bathroom on the 1st floor. No linen is provided for the cot. (The 2nd double bedroom upstairs is available at special request to accommodate more than 5 guests.) N.B THE FARMHOUSE IS NOT SHARED WITH OTHER GUESTS

There is a laundry room attached to the property where there is a bike rack.

Cycling is very popular in Ceredigion and there are several designated routes such as the Ystwyth and Rheidol trails from Aberystwyth.

A 6.5km distance from the farmhouse is the National Trust Property of Llanerchaeron. It was designed and built by John Nash in the late 18th century and it is still today a working farm. There are extensive walks around the estate and parkland as well as many activities throughout the school holidays.

A 3km route links the coastal town of Aberaeron with Llanerchaeron and although a designated cycle trail, this is a lovely stroll for walkers. The gravel surfaced route follows the old railway line alongside the river Aeron with short sections of quiet country roads at each end.

The farmhouse is located just off the coastal road, 2 miles south of the harbour town of Aberaeron, 20 miles south of Aberystwyth and 20 miles north of Cardigan. The coastal path of Cardigan Bay can be joined at Gilfach yr Halen which is a pebbly cove about a mile from the farmhouse. Although off the road we are not remote and the village of Llwyncelyn is just down the road (about half a mile). The village has a petrol station, convenience store and a small post office. There are riding stables and go-karting centre within 2 miles of Ffyllon Fawr.

Two miles north is the picturesque town of Aberaeron with its multi-coloured houses, attractive harbour and it has much to offer visitors. It has small quaint shops, cafes and restaurants. Aberaeron is a rare example of a town in Wales that was planned from the outset. The town as we know it today began in 1807 when the Rev Alban Thomas-Jones Gwynne obtained a private Act of Parliament to rebuild the harbour. Subsequently the town was planned in the regency style around a large open square. During the summer many events are held to include the Cardigan Bay Sea food festival and the Carnival.

A few miles south you can visit New Quay with its picturesque houses, pubs and restaurants. The town has narrow streets rising in terraces. The sheltered harbour and beaches offer many activities in the summer to include sailing, fishing and watersports. Boat trips to see the dolphins in Cardigan bay are very popular with visitors.
