Nestled into the banks of the river Murray near the town of Morgan is our freshly renovated 4 bedroom, Eco friendly farm house.
Just 100 meters from the river bank, this house has multiple entertaining areas, 2 bathrooms, a large deck that overlooks the river, heating and cooling, a fruit orchard to help yourself to and plenty of lawns for the youngsters to play.
Down on the river bank is a large pontoon hidden underneath the gum trees all set up for entertaining.

The guest access for you to enjoy basically follows the fencing perimeter around the house and down to the river bank. There is a gate entry into the right hand paddock, which is private property and often has livestock in it, therefore we ask that you refrain from entering this area. There is also a residential home to the left where the dirt road continues down the river front, this is also private property. The lawned walkway directly in front of the Homestay is yours to wander down to your private pontoon area.... just be sure to have your shoes on as there can be sneaky prickle or two .

• Check out time: is 10am, unless prior arrangements have been made

• Parking: There is a carport to the side of the house, as well as x2 parking bays in the large shed nearby. Please refrain from parking vehicles on the surrounding lawns.

• Keys: We will ensure that the house is unlocked prior to your arrival. We ask that all doors and windows are closed but not locked at the end of your stay.

• Boat ramp: The closest boat ramp is located 8km from the Homestay only a short drive across the river via the local Cadell ferry. Please see Image in property photos for directions. Should you have any queries the ferry drivers are happy to help guide you. Once your boat is launched it can be moored safely at your private pontoon located 100m in front of the house.

• Hot water service: is infinity gas. If hot water is not working please check that the gas bottle under carport is in fact turned on. There are two gas bottles, where only one needs to be turned.

• Air conditioning: the controls for the air conditioner are at the base of the stair well. All that is required is to press the power/on button and wait for the pre wetting program to run. This will take a minute or two so please be patient. After this you will hear the fan start up. The dial will control the fan speed so adjust accordingly. Being an evaporative you will need to leave a door or window ajar to allow air to flow out.

• Heating: the slow combustion heater is situated in the central room and the flu runs up the stairwell. Cut wood will be left outside the laundry area under the garage. When the upstairs area becomes warmer than the downstairs, there is ‘heat fan’ switch on the wall behind fire place that will suck heat from upstairs to down. To ensure proper function make sure the fire is very hot. It's a very big old house so this can take an hour or two to get the whole house comfortable. We appreciate your understanding.

• Rubbish: Please separate bottles and cans from rubbish by leaving recyclables in the bin provided under side carport. All general rubbish needs to be in enclosed bin liners and then place in the red wheelie bin.

• No smoking indoors and be sure to dispose of all cigarette butts in an appropriate manner

• Please do not move furniture around the house. This will inevitably cause damage which you are responsible for.

• Cleaning: Please respect the property by leaving it in a clean and tidy manner. Dyson stick Vacuum cleaner is located in the laundry of need be.

- Dishes are to be washed and put away
- Please strip bedding: i.e.; plain navy top and bottom sheets, as well as plain pillow cases. NOT DISPLAY PILLOWS OR QUILT COVER.
We ask that you then leave in laundry, along with supplied towels.

- Additional cleaning fees will apply if the property is left in an untidy and exceptionally dirty state.

• Bedding: The house contains 4 bedrooms to sleep 8 people comfortably with X2 single bed mattresses allowing a maximum extra 2 people stay @ $50pp per night. Linen and towels are supplied for 8ppl with queen/king beds and should you request the additional single bed/s we also happily offer a quilt, pillow and towel. However guests are required to supply their own single sheet set. The mattresses are located under the downstairs and upstairs queen beds and can be a little tight to pull out for one person so perhaps make it a team effort when ready. Our cleaner will leave the bedding our for you to arrange once settled.

• Effluents: This property runs on septic effluent system. Please DO NOT flush anything other than toilet paper down and this may cause blockages.

• Breakages: Please report all breakages to property manager so arrangements can be made for replacement.

• Rain water: is available from the far RH tap in the kitchen- it is labeled

• Fires: Any outdoor fires must adhere the fire danger seasonal dates. All fires must not be left unattended and fully extinguished once finished. Please see below for restricted fire ban dates:

- 15th October through to 15th April

• Pets: The property is surrounded by a functioning sheep station; therefore we have a strict no pet’s policy. No exceptions. Failure to adhere to this will result in immediate termination of your tenancy and no money refunded.

• Property boundary: Boundary fencing is currently under maintenance; however please see Image in property photos for the Homestay permitter represented by the marked red line. We ask that you respect your area and do
not wander onto other areas of the property. This is private land and you may be asked to leave.

• BBQ: Please ensure the glass bottle is turned off and BBQ is cleaned prior to your departure

• Entertainment: a library of DVD’s is supplied; please return all disks back to their original cases when finished.

• TV: Free to air and a large DVD library so feel free to enjoy our selections on movies. The outdoor tv is currently out of order. We apologise for any inconvenience.

• Noise control: We encourage all to relax and enjoy themselves! However, please be aware that you do share this peaceful area with others and carry on into the later hours at a respectable volume indoors.

A small boat trip away is a place called Caudo cellar door, which we strongly recommend you check out. There they will have food, drinks, beautiful views, wine tasting, live music and occasional events like wakeboard competitions, true grit and evening outdoor movies.
