Our home offers wonderful amenities (pool, hot tub, spectacular views), while providing unparalleled privacy in a park-like setting. Inside you will find rustic yet sophisticated comfort: spacious bedrooms w/an open floor plan designed for friends and family to gather. Extra fees for over 8 Guests.

Guests must sign a rental agreement prior to check-in.

I follow Airbnb’s enhanced cleaning protocol, which was developed with expert guidance. It costs a bit more, but it's worth it.
A warm and inviting great room with vaulted ceilings, fireplace, and open floor plan encompassing the kitchen, dining room and living room make for the perfect place to congregate, cook, dine, or just relax with friends and family.
The pool is located in the lower garden and includes an in-pool hot tub and is surrounded and shaded by native trees. The pool is heated April-October. The hot tub is heated year round.
The out-buildings surrounding the main house are unoccupied, but not available for use, so you have the entire property to yourself.

If you book more than 8 guests, additional guests stay in the cabin. The minimum charge per night for the cabin is $150. So a single person in the cabin would be $150 per night. Three additional guests would be $150.00 (or $50 per night per guest, up to 4 guests). There is an additional $75.00 cleaning charge for the cabin.

After you book your reservation, we will send you the agreement below via docusign to complete. It must be signed and returned to us prior to check-in.

Rental Agreement
This Short Term Rental Agreement (the “Agreement”) is made by and between David Thompson/Luis Tamayo (Owners)
_________________________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. Property: This property is located at:
xxxx Lawndale Rd, Kenwood, Ca.
The property is furnished and includes: Basic kitchen pantry items, a coffee maker, electric kettle, microwave oven, toaster oven, bakeware, dishes, glassware, and flatware. Video/Audio: flat screen television, apple TV, wifi, Bath towels, pool towels, bed linens, propane BBQ, ping pong table.
The property has forced air heating and central air conditioning.
The pool is heated is heated to at least 80 degrees between May and October. Pool NOT heated November-March.

3. Maximum Occupancy: The maximum number of guests is limited to 12 persons and is strictly enforced. If a violation of this rule occurs, an additional charge of $100 per extra person per night will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees and deposits.
4. Over 8 Guests: The property is priced for a total of 8 guests. The property has an additional guest cabin where up to four (4) guests in addition to 8 in the main house, can stay. The minimum charge for the cabin is $150 per night for up to 3 guests. Four guests (12 total guests) will pay an additional $200 per night for the cabin. There is an additional $75.00 cleaning fee for the cabin regardless of the number of guests in the cabin.
5. Terms of the Lease: The lease begins at 4pm on ______________________ (the “Checkin Date”) and ends at 11am _____________________ (the “Check-out Date”).
6. Rental Rules: Guests agrees to abide by the Rental Rules, as set forth herein, at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
a) Sonoma County has a vacation home noise ordinance which is strictly enforced. No Use of Pool and hot tub after 9:00pm or before 7am. No outdoor noise louder than 60db (normal conversation) after 9:00pm and before 7am. Any verified noise complaints from neighbors during these hours may result in immediate eviction with no refund for unused rental days and forfeiture of deposit. Outside noise during these hours is also prohibited.
b) Guest understand that the unit is located in an area having other homes and families in the vicinity. Guest agrees not to disturb the peace and enjoyment of neighbors and their guests. This includes but is not limited to excessive noise and/or music, as well as offensive language and/or behavior, and loud talking outside the house.
c) Outdoor Amplified sound is prohibited at all times.
d) Smoking is NOT allowed in the house or on the property.
e) People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest.
f) The owners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities, including the use of bicycles. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and equipment or others whom they invite to use the premises.
g) Keep the property and all furnishings in good order.
h) A maximum of 4 vehicles are permitted at the property. Either at
i) Events/Parties: Property use is not permitted for special events. This includes but is not limited to special events, outdoor events, lawn parties, weddings or similar activities. Furthermore, it is strictly prohibited to host any type of event or party of any size at the property. If a violation of this rule occurs, an additional charge of $1,000 will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees or deposits.
j) Housekeeping: There is no daily housekeeping service. While linens, pool and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the premises.
k) Plumbing/Sewage System: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or any other improper material have been flushed and clog the system, you could be charged for damages including, but not limited to, the cost of the service call for the plumber.
7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
7. Rental Rate and Fees
All rental fees including tax, cleaning fee, insurance fee, nightly rental fee, pet fee are due not less than 60 days prior to check-in, unless reservation in made less than 60 days before arrival in which case all fees are due at the time the reservation is made.
8. Damage Deposit: If a damage deposit is made, it will be refunded in accordance with the service through which the reservation was made, provided no deductions are made due to:
a Damage to the property or furnishings
b Dirt or other mess than requires excessive cleaning or
c Any other cost incurred by the Homeowners due to the Guest’s stay beyond normal wear and tear.
d Violation of the Sonoma county vacation rental noise ordinance resulting in neighbor complaints between the hours of 9pm-7am.
If the premises appear dirty or damaged upon Check-in, Guest shall inform
Homeowner immediately. If Guest fails to do so within 24 hours or check-in, Guest will be responsible for all damages and excessive cleaning charges prior to their stay.
9. Cancellation Policy: To protect both guest and host due to the uncertainty of travel due to Corona Virus, we strongly urge all guests to purchase travel insurance. The following policies are designed to protect 100% of the guest booking fee IF THE GUEST HAS PURCHASED TRIP INSURANCE, otherwise the stated cancellation policy applies:
a) If the reservation was made through Airbnb, and the guest selected the “Strict Cancellation Policy” Airbnb will refund 50% of the nightly fee. Guest has the option to purchase trip insurance to cover the other 50%, in case the reservation must be cancelled for any reason. Otherwise, the “Strict Cancellation Policy” applies.
b) If the reservation was made through Airbnb, and the guest selected the “No refund/10% discount” option, then no refund will be given unless the guest purchased trip insurance, in which case, a 25% refund (excluding Airbnb fees) will be provided by the host to supplement any insurance coverage.
c) If Airbnb applies its “Extenuating Circumstances” policy to the reservation, then neither a) nor b) will apply as the “Extenuating Circumstances” policy overrides all other cancellation policies.
d) If the reservation was made through VRBO or its affiliates, a 10% discount will be offered at the time of booking, and the guest, in case of cancellation, will receive no refund upon cancelling, unless they have purchased trip insurance, in which case the host will refund 25% of the reservation cost (excluding VRBO fees) to supplement any insurance coverage.

The parties agree to the terms of this Short Term Rental Agreement as evidenced by acknowledgement on the VRBO website or the Airbnb website and the signatures set forth below. All of the foregoing representations and agreements are made by Guest on behalf of himself or herself, and his or her party, and guests.

Swimming Pool/Hot Tub Waiver: Assumption of Risk, Waiver of Liability, Cancellations,and Pool/Hot Tub Rules
PLEASE TAKE NOTICE that by signing this document, you are waiving certain legal rights, including the right to sue.
The parties to this Agreement (the “Parties”) acknowledge the premises at xxxx Lawndale Road, Kenwood, Ca. 95452 include a swimming pool, hot tub, and ping pong table (the “Amenities”). As consideration for being allowed to rent the premises, each Guest, on behalf of himself or herself and his or her guest(s), hereby:
1. acknowledges that pools, hot tubs, bicycles, ping pong tables, and fire pits pose inherent risks and dangers up to and including personal injury, illness, death, property damage and loss resulting therefrom;
2. agrees to assume full and complete risk, responsibility and liability for any injury, accident and/or loss resulting from the use of the Amenities;
3. waives, releases, covenants not to sue, and forever discharges Owner from all liabilities, claims, actions, and/or damages that he or she and his or her guest(s) may have resulting from the use of the Amenities;
4. agrees to indemnify, defend and hold harmless Owner from all liabilities, claims, demands, causes of action, damages, loss, or expense of any kind brought by a third party resulting from the use of the Amenities;
5. Guest certifies that all children present on property are at least 5 years old or greater and know how to swim.
6. Guest certifies that no children shall use the pool or hot tub unsupervised by an adult. Adult supervisor shall remain within 5 feet of the Pool or hot tub at all times while children are present.
7. agrees to adhere to the following rules:
a. No jumping or diving into the pool or hot tub;
b. No glassware in or around the pool or hot tub;
c. Minors shall be supervised by an adult while using the Amenities;
d. The hot tub cover shall be on when the deck hot tub is not in use.
Each Guest further agrees not to take unreasonable risks, and to prevent his or her guest(s) from taking unreasonable risks, while using the Amenities.
Each Guest further certifies that he or she is covered by his or her own medical insurance and understands that by signing below he or she waives legal rights that he or she and his or her guests, heirs, successors, assigns, next of kin, agents, executors, administrators, and associates may have against Owner.

We (Larry and MIchelle) live in Berkeley and Sonoma. We also have a home on Orcas Island, Wa, on the water (check out our listing there!). We are really busy with our two jobs and four kids, all young adults in various stages of leaving home. We love to travel, enjoy cooking, reading, and gardening.
