Your safety and comfort is paramount to us. Rest assured that our professional cleaning team is supplied with extensive cleaning and disinfecting supplies to maximize your protection. Additional supplies like sanitizing solutions are available inside the unit for your use.

Your Troy residence was specifically designed as an AirBnB and stylishly crafted for you to enjoy its light, airy, comfortable and well appointed nature. Your host has a hospitality degree and is dedicated to providing a top quality experience.

The unit is a private, locked, self contained apt on the 3rd floor of the historic building (chairlift available upon request) that once housed the first business college in NYS. Upon reserving you receive passcode for self entry at any hour. Owner on site elsewhere in building as available or not as you need and desire.

You will enjoy the security and privacy of your separate passcode locked stair entrance from the street. Your BnB entrance is at the top of those stairs with the locked entrance to it also passcode secured. Optional 2nd street entrance has chairlift right to your floor.

For your convenience, you have 24/7 access to an additional shared street entrance that is equipped with a chairlift for you or your luggage. This entrance is also used by your hosts to access their 2nd floor residence and for their psychological practice on the 3rd floor (all work done remotely, no clients enter property). If you request it, you will be provided with the passcode for this entrance so chairlift will be helpful.

The 3rd floor office was conveniently designed to be accessed from a separate and secure wing apart from your unit. Owners only work remotely, no clients enter building. Part-time office manager has office in separate wing of 3rd floor. Unless you use the shared chairlift stairway (that ends in a former waiting area outside your BnB locked entrance) or you are using tub bathroom, you would never have need to overlap with hosts or their work. Your hosts are always pleased to try to be available to welcome you upon arrival, and to respond to any communication of needs or if you seek recommendations for things to do as you Enjoy Troy!

All guests have free use of a parking pass for a covered city garage 1 block away—regardless of day or time. This is rarely provided by any AirBnB in Troy and avoids meters and parking time restrictions. Metered street parking currently is in force M-F 8:30-6pm but is free evenings and weekends. Without garage or meter parking, city can ticket if you exceed your metered time (4 hour max for meters). On street parking must also watch for morning street cleaning times posted.

Each reservation can accommodate up to 6 guests (with extra fee of $10 per night for each additional guest over 4). Your sleeping comfort is provided for by two locking bedrooms with luxurious linens and Queen adjustable beds and Beautyrest Black Series mattresses. Additional converting futon (slightly smaller than standard double) is available in the Great Room and sectional couch can also be used for sleeping if desired. Double air mattress is also available upon request. An infant portable crib is stored in unit closet. An additional high quality futon (not listed in the sleeping total) is available only by special arrangement in the former waiting room, just outside the tub bathroom.

The second bathroom (located outside of BnB unit in waiting room area) is available for fabulous soaking bath in contemporary oversize copper tub. Luxurious lavender bubbles or fragrant bath tea for soaking pleasure is provided. Window in this bath is screened by custom stained glass enhancing color and decor. This 2nd bathroom is used on occasion during business hours by Host.

Minimum Stay and Maximum Guest Number:
2 night minimum night stay and 6 maximum guests (extra $10 charge per day for each guest over 4). Special arrangements must be made for the sleeping use of additional futon outside of 2nd bathroom.

No overnight guests other than reserved individuals are allowed without advanced permission.

All stays (unless otherwise negotiated) will include 2 locking bedrooms, each with head and foot adjustable Beautyrest Black Series Queen mattresses. One bed also has massage feature. Fine linens, extra pillows and blankets are provided. An additional converting double futon (slightly narrow) will be available in Great Room along with a sectional sofa that can sleep one guest. Bedrooms have TVs equipped with Cable, free Netflix, and free Roku. One bedroom is equipped with Ethernet (as is Great Room). Desk space provided in one bedroom. Access to printer, copier, and fax upon request.

Enjoy your private use of contemporary shower bath with heated towel rack. Heated towel rack is also in tub bathroom.

The tub bathroom is supplied with products compatible with copper tub needs to enhance your enjoyment. This includes a lavender bubble bath (safe for our tub), music accessible via Alexa or Bluetooth speaker, and battery operated candles and custom designed stained glass window. Absolutely no Epsom salts, citric acids or traditional bath bombs or bubble bath can be used.
There is no bath chair.

Please note that on occasion, the 2nd bathroom (with tub) may be used by Host during business hours M-F.

Toilets have grip bars for safety. Arrange ahead if height adjustment needed for toilet.
Stair chairlift is available 24/7 by arrangement to get passcode.
Rollator (rolling seat with hand grips) available at top of stairs on 71 street entrance..
There are no bath or shower chairs. Please advise if needed and we will accommodate.

Full bathroom toiletries are provided (including but not limited to shampoo, razor, shaving cream, toilet paper, conditioner, shower bombs, hand cream, comb, mouthwash, floss, pre-pasted toothbrush, soap, towels, etc). If you think of something that will enhance a future guest's comfort please advise us--if possible it will be provided in the future and thanks for the heads up! Our goal is to anticipate your needs before you even think of them.

All stays have private use of Chef’s kitchen with full size appliances and top quality equipment and supplies. Lots of staples (some spices, flour, salt and pepper, baking soda, baking powder, maple syrup, breakfast cereal, sugar, butter, eggs, olive oil, etc) are provided. Just ask if you need some cooking equipment not present. However, you will find All Clad pans, excellent knives, Ninja blender for your smoothies, Kitchen Aid mixer, waffle iron, etc. We probably can easily deliver anything else to you that you might need. Grocery story can deliver to building.

Some breakfast items for self preparation and snacks will be provided. Notify prior to checking in of special needs or allergies.

Your island serves for both food preparation and dining. It was custom designed for us by a Troy woodworker who fabricated the "river table" from a forest in nearby Grafton, NY.

Chairlift is available all days to help with luggage (accommodates 400 lbs) and for guest ease to reach 3rd floor. Ask us for passcode for that entrance door. It is located in one of the two stairwells from street. Detailed instructions for its use are posted on the wall at the street entrance. Note--it must always stay at extreme up or down position on stairway where charging takes place.

Private stairway from street, unassisted, is available for guests and is usually the preferred entrance. But, be prepared for a long stairway.

Self check in is by passcodes from street entrance. Unit is on 3rd level where you will have password coded entry to BnB entrance door. Codes will be provided upon confirmation of reservation and they are changed periodically. If you make your reservation long before arrival, please recheck your messages to see if there is notice of a recent change. You can let yourself in at any hour past checkin time without disturbing anyone.

Unit specifically built and stylishly decorated by professionals to be a luxury BnB. Enjoy special features--high quality Queen adjustable beds; heated towel racks; custom designed artisan stained glass; custom barn doors; locally sourced and designed “River table” photographed and featured in Saratoga Living Magazine; antique features; extensive personal amenities (you should lack for nothing!); exclusive use of free washer and dryer right in your unit (with full laundry supplies): pot filler over induction range with full oven: full size appliances including top quality blender; microwave; Kitchenaid mixer; dishwasher; waffle maker; quality knives and china; full size iron and ironing board; coffee maker fully stocked; snacks; All Clad pots and pans; bar stocked with glasses and bar equipment (you provide your own refreshments); infant portable crib (and baby monitor and dining equipment) is available (although unit is NOT designed for young children--please advise your host if traveling with a little one.)

You control your own heat and central air.

Option of chairlift to third floor is always available to assist with carrying luggage upstairs or for mobility impaired. Just let us know and we will give you street passcode for that entry.

3 flatscreen TV's are provided with free Roku, cable and Netflix (use our account or yours).

Second bedroom has small desk supplied for light personal or business needs and is equipped with Ethernet. Copier, fax, printer can be provided upon request. You will also have Ethernet available in Great Room. Printer, Copier and Fax can be made available upon request. Main Troy Post Office is across the street and UPS/FED EX pick up nearby.

Building is centrally located downtown in a convenient walking and traffic area. EXPECT SOME POSSIBLE STREET NOISE AT TIMES although new triple pane windows, room darkening window shades, and noise absorbing ceiling to floor drapes have been installed to maximize your comfort.

Some gluten free items are kept available in pantry of unit for guests who desire them. If you need more focus on gluten free, please advise us. Likewise, if you have a fragrance sensitivity or other needs, just speak up--we will do all possible to make your stay comfortable and safe for you.

Arrive and enjoy some snacks provided. Sorry, NYS doesn’t allow us to stock your alcohol, but all bar supplies are there. Make yourself at home and enjoy any of the food supplies provided.

Start your day with an assortment of coffee and tea (both K-cups and Espresso maker are provided along with an assortment of gourmet tea). Make a light breakfast from the eggs, and other offerings provided for you. Or, break out the pancake pan or electric waffle iron provided and real maple syrup and indulge your desire to cook. Basic cooking staples are provided.

Enjoy and come back again. Come for business, and stay for the pleasure of that special escape!

Guests have personal self entry from street for 24/7 access. BnB unit is on third floor (guests can use the optional 2nd stairs from sidewalk for assistance by chair lift but must ask for street passcode).

Entire BnB unit is private. Guests may also use 2nd bath with copper tub (bathroom shared weekdays on occasion by office manager) that is just outside entrance to BnB. By special arrangement (usually weekends) guests can negotiate private use of former waiting room area that includes a converting futon for additional sleeping. (not listed in total given for sleeping accommodations).
Chairlift is always available from other entry staircase. Ask for street passcode in case door for that street entrance is locked.

On occasion, we can open up a converting double futon in the "waiting room" so that a guest can use that space for sleeping instead of the great room.

Unless prior approval is given to exceed reserved number of individuals, reserving guest will have violated reservation commitment and will be asked to leave. They will then forfeit payment in full. Pack and play for an infant is provided in the unit. Guests must be those listed on the initial reservation unless approved by host.

No parties or gatherings beyond reserved guests are allowed unless prior approval given.

No smoking on any kind is allowed anywhere on premises.

The calendar reflects availability only from Thursday through Monday checkouts. If you need more time, or wish to arrive earlier in the week, please let us know. We may be able to open up for an arrival on another day. We just want to be sure to leave enough time between guests for adequate excellent COVID cleaning protocols.

Monthly occupancy may be available by special arrangement with reduced negotiated rate. This would include private entrance from street or chairlift equipped shared street entrance.

Non-toxic, chemical free cleaning supplies used when possible.

Cleaning staff is utilizing top quality sanitizing and disinfecting supplies between guest stays.

A small (miniature poodle) dog lives on the 2nd floor. His name is Freud (yeah, we are psychologists) and he is hypoallergenic and non-shedding. You most likely will not encounter him (unless you are lucky!) except on the shared stairway to our 2nd level.

If you want to use 24/7 covered garage 1 block away, you must give us info. for 1 car (license, make, model, color) so we can call it in to City before arrival by noon a on weekday. It will then be free for you!

We are not NEAR downtown, we ARE downtown. In fact, we consider it the ideal spot. Troy's core historic district changes its convenience and amenities on the outskirts. You will never regret locating yourself right here in the center of everything. You are in the middle of all the conveniences and opportunities for entertainment and dining. You will never regret being convenient to everything.

One of the foremost attractions in the Capital District is the Troy Farmer's Market held each Saturday year round. COVID in 2020-2021 has slightly modified location of market, and everyone hopes plans are underway to return to “normal”. The late Fall/Winter/early Spring market is traditionally about 20 steps from our building. The Spring/Summer/early Fall market is traditionally a block and a half away. During 2020 COVID it moved an easy stroll down Broadway to the Riverfront. Watch for location updates. We have been told it will either be back on Broadway or at the end of Broadway on the Riverfront.

The Market is considered one of our country’s finest and a must do if you are lucky enough to be here on a Saturday,

This is a vibrant transforming neighborhood with nightlife for young and old (we are a college town); the arts with special events the last Friday of each month "Troy Night Out"; the nearby highly respected Troy Music Hall has some of the finest acoustics in the country; and incredible and ethnically diverse dining options and night spots. Of course, COVID has modified many of the offerings for the present. With the excitement, please expect the occasional street traffic of pedestrians and vehicles (especially on Friday or Saturday nights). We have provided new triple pane windows, room darkening shades and noise absorbing drapes to minimize any intrusion on your enjoyment of your space.

The architecture feels like a Victorian time capsule, and has been sought out by movie producers for its unique charm. Your lodging will itself be one of the historic sites--it is the location of the first business college in NY. Some of the college catalogues from the late 1800's and early 1900's are stored right in your unit! The building once enrolled 600 students per semester.

Please check the Guidebook we have prepared for you online with ideas. Go to our BnB listing online and locate "Guidebook". Your unit also has a basket with extensive information about the area stored just outside your entrance door. If you will have an extended stay, speak to the owner about delivery of groceries right to your unit (Instacart delivers). Grubhub and other services also will deliver food to your unit door. Even Instacart delivers from numerous stores.

If you need your unit stocked with anything special prior to arrival, just let us know and we will do our best to shop for you.

Everything you might need seems to surround our building--hair salons, antiques shop, pharmacy, book shops, boutiques, massage, music venues, etc. Just recheck due to COVID about special circumstances.

My husband and I have been in private practice as psychologists for more than 40 years. We have 4 adult children and 2 wonderful grandchildren. We enjoy an active life of downhill skiing, biking, gardening, travel, and the arts . We continue to work in counseling in our custom designed home offices within the Troy, NY building we own. We are happy to be generally available on site since we live on the 2nd floor--and we are happy to provide assistance to our guests if desired or full privacy as wished. We bought our downtown Troy building 25 years ago not realizing it had been the location of the first Business College in the state of NY. From 2016-2018 our building's underwent 2nd floor renovations that were voted the "Best Historic Restoration" in the Capital District, completed by the Troy design and build company of Flatbrook and Company. We are now delighted to offer the AirBnB that they have created on our 3rd floor. We have maintained many vintage touches of this building's history along with contemporary conveniences. Interested in history? Ask to see the college catalogues and memorabilia from the 1800's and 1900's and appreciate the days of Troy's prominence in the commerce of the United States. Becoming AirBnB hosts is a logical extension of our love of people and my culinary/hospitality degree. We want you to find our self-contained, easily accessible BnB to be a comfortable, beautiful and convenient site from which you can discover Troy's charm. The Farmer's Market--just take your reusable bag across the street for the location of the market half the year--the rest of the year, just stroll 2 blocks down. Need the post office? Across the street. An independent bookstore? One block away. An antique shop? Explore the offerings opposite our building. A pharmacy? Across the street. The Troy Music Hall for a concert? A quick couple blocks down the road. EMPAC for contemporary arts performances at RPI: Just a walk up the hill. The Arts Center for a class or exhibit? Only 4 blocks down from us. Want a cruise down the Hudson River to Albany? Just walk 4 blocks. Interested in world famous Tiffany church windows? You will find 2 churches with some of the finest just walking distance. The public library for some leisure reading? (and ask to see their Tiffany window too)--just a quick stroll down the road. Visiting RPI? The famous Approach steps are visible for climbing two blocks away. Russell Sage College? Just a couple blocks down the road. Transportation--if it isn't walking distance, you can grab a rental bike around the corner. Lyft and Uber are plentiful as are cabs. The public bus system has a major stop across the road. Route 787 is a quick exit from us, with Route 87 right nearby as well. This makes Troy, and our BnB, a great jumping off spot for your commute or exploration of Vermont, Saratoga, Albany and other great points. We've enjoyed our experiences as guests at AirBnB locations in the US and Europe. Now we are delighted to host you, and we hope we live up to all your expectations.

Hosts do all psychological counseling by remote teletherapy. No clients will enter third level. On occasion, hosts or office manager access 3rd floor office wing but do not enter BnB.

When you reserve you will be provided codes to enter without owners. If you have mobility needs and wish to use the other entrance with stair chairlift, the code will be provided upon request to access that street stairway as well.

We are delighted to help with recommendations, concerns, directions (etc) by email, text, or in person as appropriate. A full basket is available just outside your unit with brochure ideas and information of fun local options. Please recheck current schedules of restaurants and entertainment facilities. You generally can have as much or as little interaction with hosts as you need or want.

If you want to check in personally with one of the owners, just advise us and we will happily accommodate you if possible. We live on the 2nd floor of our building and your BnB is on the 3rd floor. We try to be accessible but invisible to you unless needed or desired. We understand your entitlement to privacy and peaceful use of your space. Your host has a hospitality degree, and working to give guests the 5 star experience they deserve is our objective.

If you arrive early and need to drop off luggage (or need your belongings stored for a while after checkout) just advise us ahead and we will do all possible to accommodate.
