My husband and I visited the Emerald Coast, fell completely in love with the Southern hospitality and beaches and decided to buy our own piece of serenity. We would like to share our vacation home with you while we and our kids are away.

The sparkling emerald waters and sugar white sand are at your reach with less than a minutes jaunt from your 3rd floor - 1 bedroom + bunkie/1 bath well laid-out unit boasting ample light and superb views: East, South and West! You will enjoy your fully stocked kitchen, along with a comfy living and dining area with a beautiful view of the emerald waters from all rooms

Our charming complex offers a community pool (Gulf facing! Not all pools in the area are), hot tub, bbq grilling area, onsite coin operated laundry and plenty of guest parking. A short 50 yards and you are sticking your toes in some of the whitest sand that the Emerald Coast has to offer. The gorgeous emerald colors of the Gulf will provide the most beautiful backdrop to any vacation.

The inviting pool area is complete with plenty of lounge chairs and umbrellas, lovely landscaping, and showers for a sand-free retreat. The pool is seasonally heated generally between Christmas and the Easter weekend. And to end a perfect day in the sun, gather the family around for a cook-out!

PLEASE REFRAIN FROM ARRIVING EARLY OR LEAVING LATER THAN YOUR AGREED TIME FOR THE PRIVACY AND RESPECT OF OTHER GUESTS AND HOUSEKEEPING.

We are happy to send you the contacts for beach services should you wish for daily chair and umbrella set up. Will be at guests' cost with rates available monthly, weekly or daily.

There is no telephone line connected to the unit.

There is no guest access to incoming postal services.

PET POLICY - No pets in unit. We can recommend boarders in the area for our guests. Please inquire. Any extra clean up costs will be billed to guest.

NON SMOKING AND NON VAPING UNIT - Including balcony area. Any extra clean up costs or damages incurred will be billed to guest.

NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Please contact us if you wish for service during your stay. Guest will be responsible for making payment directly to cleaning company in this case

You will be provided with a starter amount of dishwasher tabs, hand soap, paper towels, toilet paper and trash bags for your first days of stay. Guests are expected to purchase or bring their own necessities for the duration of their stay.

POOL - SWIM AT YOUR OWN RISK, NO LIFEGUARDS ON DUTY, and CHILDREN UNDER 12 MUST BE ACCOMPANIED BY ADULT WITHIN THE POOL ENCLOSURE.

A key is required to enter the pool area. This will be provided in unit on your arrival. Any lost keys during any reservation will be subject to a $75 charge.

Please note that the pool and pool deck are unsupervised and available for use daily from 7AM to 11PM.

a. Children 3 and under are required to wear swimming diapers at the pool area.
b. Rinse off before entering pool.
c. No glass, BOOMBOXES or pets allowed on pool deck or beach.
d. No SMOKING ON POOL DECK OR GRILLING AREA.
e. Follow all rules on posted signs.

PARKING LOT – Spaces are unassigned for owners or authorized guests. All vehicles must have a parking pass displayed at all times and available from owner. No construction vehicles, trailers, or RV’s are allowed in lot without prior written approval. NO BIKES, SKATEBOARDS, ROLLER BLADING ON PREMISES. ***All unauthorized vehicles will be towed at owner’s expense. ***

VISITOR PARKING – Unassigned and available along the peripheral of the parking lot.

LAUNDRY – 3 rooms on Main Floor at staircase landing. Each room houses 1 washer and 1 dryer available for owners and authorized tenants/guest’s use. Both washer and dryers cost $1.50 to $1.75 by quarters or credit card (Mastercard, Visa, American Express).

WASTE/DUMPSTER - Located on Main Floor back of parking lot. Dispose of trash in plastic bags only. DO NOT LEAVE BAGS OF TRASH FOR SOMEONE ELSE TO DISCARD.

RECYCLING – We regret that the Summer Breeze Condos does not offer recycling services at the present. Guests are welcome to save their recycling and make drop offs to the DESTIN PUBLIC SERVICES MAINTENANCE YARD - 3949 COMMONS DRIVE, DESTIN (Turn off Hwy 98 next to Bubba Gump Shrimp Company on Indian Bayou Trail to Commons Drive.) The recycling dumpster is located on the right side of the facility, just outside the gate OR SOUTH WALTON FIRE STATION – 217 SOUTH GERONIMO STREET, MIRAMAR BEACH

MAXIMUM OCCUPANCY – The maximum number of guests per condominium is limited to for (6) persons.

GRILLS – Provided in the pool deck area. First come basis. Bring your own charcoal, lighter fluid, and igniter. We provide the BBQ tools. Please be respectful of use. Dispose of coals when finished, receptacles provided. FIRE OF ANY KIND AND FIREWORKS ARE STRICTLY PROHIBITED. NO OPEN FLAME GRILLS ARE PERMITTED ON PATIOS, BALCONIES, PARKING LOT OR ANY COMMON AREA.

HURRICANE OR STORM POLICY – No refunds will be given unless:
a.The National Weather Service orders mandatory evacuations in a “Tropical Storm/Hurricane Warning area” and/or
b.A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest.

The county owned beach access is located just across the street for your convenience.

Our condo is located in the heart of Miramar Beach so the entertainment opportunities are overwhelming! Outdoor malls, movie theatres, hundreds of eateries, arcades and award winning golf courses are all just minutes away.

Known as the original beach cruising spot in South Walton, Scenic Gulf Drive (as it’s officially known) is a beachfront roadway in Miramar Beach (that runs right past our building) that offers breathtaking views of the Gulf of Mexico and South Walton’s sugar-white sands. Biking along Scenic Gulf Drive’s paved multi-use path you’ll enjoy an easy ride, great views and cool ocean breezes.

If you don’t feel like cooking, there are several appetizing restaurants waiting to heat up your taste buds all within walking distance. Pompano Joes world famous Gulf-front restaurant is located across from this complex and just a short distance is Kenny D's and Captain Dave's for whatever you may crave.

There hasn't been a place I haven't loved visiting. I've slept in cars, yurts, trains, tents, hotels, cockroach motels, luxury hotels to mansions and don't mind just about anything as long as it is in the sense of adventure! Check In is a self serve automated process meaning you can check in anytime after your stated check in time without me being physically present. The condo has an electronic lock, the code to which will be provided to you after you confirm your booking. Please check the house manual after you have made your booking to obtain all the details.
