Perfectly sited in a flat, 2-acre vineyard, tucked away down a private lane, dwell in this Mediterranean farmhouse surrounded by olive groves, pool, and gardens - yet be just 1.5 miles from Sonoma's historic plaza and a short stroll to Bartholomew Park.

Tila
Inspired by the bastides of France and rural villas of the Veneto, this architect-designed, stucco, Mediterranean farmhouse epitomizes agrian life in Sonoma. Approaching along its long, private, driveway, you'll know you've arrived when you hear the crunch of the gravel courtyard and view the vineyards before you, nestled against a sublime, hillside meadow with the Mayacamas hills as the back-drop. There is an expanse to this pastoral landscape because neighboring estates of 5 to 25 acres have created a nearly blank palette of private open space and nothing impedes the views up to the distant ridge-line. The two-story home is part of a mini-compound oriented around a classic courtyard that encircles a bosque of native Sycamores. Out the rear door to the north lie the lawn, gardens, pool, olive grove, and chardonnay vineyard.

As frequently seen in southern France, the house rises three steps above grade in order to see out above the vineyard. This, along with 10' foot ceilings serve to capture Sonoma's incredible sunlight. Floor to ceiling French doors and windows bring the outdoors in, while symmetrical, adjacent, pergolas, enshrined by vines, create covered outdoor-spaces for alfresco dining.

The grounds:
The gardens and pool are perfect places for the whole family and or for couples vacationing together to hang out. The landscape design creates a series of outdoor rooms with low rock walls for sitting and contemplation--each with their own qualities.

The kitchen garden to the home's east is a par-terre of sage and herbs, and a fountain where a myriad of blue birds and finches drink and bath. Off of the lawn, beneath the dappled canopy of olives is another dining and candle-lit sitting area where food can be prepared on the gas-fired, stone outdoor grill. Pre-cast stepping stones lead to of a 12' by 50' long pool that is set into the vineyard and is surrounded by tall grasses, butterfly bushes, and vine-covered lattice walls. (The pool has a key-controlled, automated cover, and no fence.) Relax with loved ones and friends on the pool deck which offers private sun bathing and, later on, the perfect place for viewing a million stars overhead while scenting the waft of scents that float from night blooming jasmine and nicotiana.

Mini-compound: There are two detached buildings that share the central courtyard with the house, where guests stay. They are a studio and a cottage. Landscaping provides some privacy between the buildings. The house orients to the north lawn, pool, olives, and vineyard, while the cottage and studio orient toward the gravel drive. The owners, a couple, live in the cottage and work in the studio. As described below, we take our cues from guests, and for those guests who prefer to be left alone, we seek to provide them privacy in their use of the gardens, olive grove, al fresco dining and the pool.

Outdoor furniture includes: A glass table with French-café style chairs and teak garden chairs and bench under the pergola east of the house. Two Restoration Hardware Carmel dining tables, one with an umbrella over head, and chairs and two Restoration Hardware cushioned love seats and coffee table under the olive trees. The pool has one Restoration Hardware Carmel outdoor day bed, two chaise lounges and side tables and one umbrella. There is a stone outdoor cooking area that includes a gas-plumbed grill, intended for cooking on mesquite or oak.

The Sounds and micro-climate:
The romance of rustling poplar trees break the breeze and create a quiet, indulging and warm micro-climate. The coo of dove and distinctive call of California quail are a constant backdrop.

The house:
Enter the classic foyer and to your left is the gracious living room with walls adorned by original works from one of Sonoma's beloved artists, a wood-burning fireplace and piano. (apple t.v.) To the right is the dining room/kitchen and half bath. The entry foyer, kitchen and half bath floors are covered in slate. The dining and living floors are bleached oak covered with area rugs.

As you know, Sonoma offers some of the freshest produce in the Bay Area and the philosophy behind the kitchen is to partake daily in the pleasures of our local farm stands located just up the bike path, at the historic plaza's farmer's markets ( a long 1.5-mile walk, easy bike ride, or drive away), or from our fantastic, boutique grocery stores. All kitchen appliances are new as of June 2015. The kitchen is equipped with:
• Custom Caesar stone pass-through and maple countertops
• 6 burner Viking gas range
• LG refrigerator and freezer
• Kitchenaid oven
• Kitchenaid dishwasher
• Stainless steel farm sink
• De Longhi cappuccino machine
• Kitchenaid toaster and toaster oven
• Microwave
• Bose speakers for plugging in music from a guest's computer or cellular phone. (Blue tooth equipped)

Upstairs:
The bedrooms are designed to have spectacular views down to the vineyards and out to the hills. The master bedroom is equipped with a king size mattress and wood burning fireplace. The master bathroom has two sinks, bathtub, and a tiled vanity and shower.

There are two guest bedrooms that share a full bathroom. One bedroom has a double bed and the other has a king mattress, bed (two twin beds pushed together (European-style) with a 'topper' mattress. The bathroom has a pedestal sink and tiled bathtub/shower. Sisal carpet covers the stairway and bedroom floors.

• Walk up the road to Bartholomew Park where Count Haraszthy planted California's first zinfandel vine, Bartholomew Park Winery, and their circuit of hiking trails. It's a long walk or easy, flat bike ride to the historic Sonoma Plaza.
•East-side wineries of Buena Vista, which was recently and beautifully restored and is the oldest winery in California, Gundlach Bundschu, Scribe, and Ravenswood are very close by and easily accessed by bicycle. Wineries located on or just off the Plaza are 1 mile away. Sonoma Valley wineries are 20 minutes plus away.
• Sonoma's Best, a boutique country grocery, deli, and wine store extraordinaire is located conveniently around the corner at the historic former township of Buena Vista.
• The bike path is 1/2 mile away and it goes to the Plaza, General Vallejo home, and beyond. The flat, east-side roads are ideal for other biking.
•Carneros wineries are close drive.
• 45 minutes to the Golden Gate Bridge.
• 20 minutes to Napa Valley.

• The home is well insulated and stays relatively cool in summer. There is no air conditioning. Side-table top fans are in each bedroom. Larger fans in the foyer closets up and downstairs.
• Pool Heating: The pool temperature is 83 degrees 3' below the surface as of July 24, 2015. The pool is heated by passive solar. There's no pool heater. Generally the water temperature in summer is very pleasant due to it's two shallow ends and 7.5' depth in the middle and narrow width.
• Water conservation is honored and is the de-riguer of Sonoma country life. This property is served by a private well and engineered septic system.

Guests have the House and access to the vineyards, pool, lawn, outdoor dining and cooking, gardens, and laundry.

Guests have access to the washer and dryer that is located in the detached Studio adjacent the house. The Studio building is divided into three sections--the laundry /foyer section, a lock-out home-office, and a lock-out-garden room. Guests don't have access to the lock-out rooms.

Guests do not have access to the detached, one-bedroom, cottage.

Additionally, in the detached studio building the owner may be there to work in the lock-out home-office, stay in the garden bedroom, or stay in the cottage.

The Sonoma County TOT is an additional 12% fee that is added to your nightly rate. As in San Francisco and most municipalities and Counties in California, a Transient Occupancy Tax is charged to guests by Sonoma County. Tot is calculated based on gross charges--nightly rate plus cleaning fee, and any airbnb guest service fee. The Sonoma County Vacation Rental Permit No. ZPE15-0632 requires us to collect, maintain a record of, and pay the TOT. It is charged to your credit card at the time of check in. This listing's TOT Certificate number is 1377N.

Prices for this listing vary and weekends, holidays, and festivals are at higher rates. There are three night minimums on weekends for July through October and holidays.

The House is served by a private well and engineered septic system. We request guests be aware of the sensitive nature of these systems and the prudent use water.

The property is situated at the edge of rural life. There aren't public roads between the property and the hilltops. There is lots of wildlife.

Clothes storage: The master bedroom has one, large (but not walk in) closet available for guests. The two guest bedrooms each have one closet partially available for guests. The foyer closet has generous hanging space available to guests and there are a few stored items of owners on the higher reaches of the closet. The linen closet (located on the second floor landing) is full of fresh towels for guests use including face and other towels of numerous sizes. Pool towels are also stored in the linen closet.

Dining room drawers: Of six dining room drawers, three contain useful items available for guests such as place matts, candles and candle holders, cloth runners, and napkins. Three drawers are reserved for owner stored items. Behind a striped curtain, the half bath has a storage area that available to guests including kitchen equipment, microwave, and toaster oven. The half bath china closet is reserved for owner stored items and is locked. The under-stair closet is also locked.

We have traveled all over the world but we can honestly say that Sonoma is one of our favorite places on earth. The unique property offers tranquility and privacy, yet is so close to great wineries and the Sonoma Plaza. We love our area and have a wealth of information about great places to visit and things to do.

We strive to deliver as much or as little interaction as the Guests desire. We enjoy meeting guests and sharing our local knowledge, but also understand that they might want to be on their own, so we are flexible. If we are traveling, a friend or care-taker will generally greet Guests. The guest cottage is where we live when we are in Sonoma and the property is a working farm. The vineyards, olives, and gardens need to be cultivated. Guests may see some gardening, vineyard, and pool maintenance being performed by workers, or owners. The House, detached Studio, and detached Cottage all share and face the center, circular courtyard. Landscaping and trees provide some screens between buildings. If guests prefer to be left alone, we will cater to these wishes and give them a wide berth with regard to the olive grove, al fresco dining and the pool.
